Here's How It Works...

For The Seller:

The Seller agrees at the time of signing a Listing Agreement, to contribute up to 3% of the purchase price of their listed home towards Buyer’s closing costs...if the Buyer agrees to purchase the home at a price and terms acceptable to the Seller. Buyer further agrees to use Cornerstone Mortgage Company, and Lawyer’s 1st Title Company to close the transaction.

Special Advertising:

For the cost of a nominal price reduction (3% of the purchase price), the Seller’s listing will stand out from the pack.  The Seller’s property will be advertised in a special section of the Sun-Sentinel as a property of the Prudential Florida 1st Platinum Program.  Special sign riders (where allowed) will tell Buyers driving by the property that it is a Prudential Florida 1st Platinum Home.  Prudential Florida 1st Platinum Homes will be featured on the website at Prufirst.com.

First American Home Buyers Protection:

As a way of encouraging the Seller to participate in the program, Prudential Florida 1st Realty is offering a Homeowner’s Warranty (paid by Realtor at closing)...which will cover the property while it is listed, and which will be transferred to the Buyer at closing for an additional year, provided that Cornerstone Mortgage and Lawyer’s 1st Title Company close the transaction.

Seller’s Documents for Free:

If Lawyer’s 1st Title Company is the closing agent on the transaction, the Seller’s closing documents will be provided at no charge to the Seller.  Additionally, the costs that the Seller pays on behalf of the Buyer have been discounted for the benefit of the Seller and the potential Buyer.  This allows the 3% to go a long way!

Lastly...For the Seller:

THE PROPERTY WILL BECOME MORE ATTRACTIVE TO BUYERS!  The Associates at Prudential Florida 1st Realty know from their experiences that incentives and terms sell property. This concept has been utilized by the largest developers in the country very effectively for years. Now it is available to every Prudential Florida 1st Seller!  Many Buyers in our market have adequate income and excellent credit to qualify to purchase; however, it’s the cash to close for a buyer that is often the obstacle that prevents them from purchasing a property.  A comparable price reduction will reduce a Buyer’s monthly payment by only a few dollars.  However, using the same amount of cash as a “credit” towards closing costs may mean the difference in their ability to purchase a property. Furthermore, Lenders and Title Companies have been utilizing this concept of 3% credit towards\ Buyer’s Closing Costs.  Almost all Lenders will approve a credit for closing costs and not repairs.

For the Buyer:

The Buyer who contracts to purchase a participating Prudential Florida 1st Platinum Listing will receive up to a credit of 3% of the agreed purchase price to be used towards closing costs.  Since the closing costs have been reduced for this program, many Buyers will be able to use the excess credit towards a rate buy-down, HOA fees, Homeowner’s Insurance or Real Estate Tax payments.  Who wouldn’t want to use less of their own “out of pocket” money if they had a choice and have more funds at their disposal  for that remodeling project or furniture purchase.
